Can I sign a lease without a guarantor?

Yes, you can sign a lease agreement without a guarantor. We have several options for self qualifying but in general they will require proof of income (or other monies) or lump sum payments of at least 6 months. You will also have to pass a background check and depending on your method of qualifying you may also have to pass a credit check. Income verification will need to be equal to 3 times the monthly rental installment. Please contact the office for more information on self-qualifying.

What paperwork is required to secure a room/apartment at The Radian?

Since The Radian is an individual lease property, each resident is required to complete the rental application, roommate matching form (no matter if you know who you want to live with or if you are using our matching service), and the lease agreement. We will also need a copy of your government issued I.D. Your guarantor will have to complete the guarantor application, guaranty agreement, and submit to us a government issued I.D.

Will there be courtesy patrol at The Radian?

The Radian has a courtesy patrol officer in the evening hours to patrol the property. The Radian is also a controlled access building, so you have to have the required key to access the building, elevator, and amenities at all times. The doors to the leasing center will remain open during business hours with the courtesy officer having a designated desk outside of the leasing office.

What is the proximity to campus?

The Radian is located at 3926 Walnut Street, adjacent to the University of Pennsylvania campus. We are 0.7 miles to Drexel University. We are also easily access via public transportation for a number of other Philadelphia area Universities.

Can I break the lease?

The Radian does not have a clause in the lease agreement that allows residents or future residents with an approved lease agreement to cancel the lease. If for any reason you need to terminate your lease agreement, you can relet your bed space. You can pay the unassisted relet fee of $200 by which you agree you are responsible for finding a person to take over your lease. The person MUST be approved before the old resident (you) is released from the lease agreement. You may also pay an assisted relet fee which is 85% of one month’s rent. The 85% of one month’s rent must be paid in advance before The Radian can assist you with finding someone to take over the contract.

Where can I find the resident handbook?

Are the amenities open 24/7?

All amenities are open 24 hours a day all 7 days of the week!

How do I receive mail and packages?

Each unit will have a mailbox at The Radian, so if you have roommates you will share the mailbox. If you have packages delivered that will not fit in the mailbox, we will take those packages in the leasing office. You will have to sign for your package and present photo I.D. You are notified of a package via email through our own package notification system.

Does The Radian allow pets?

Unfortunately, The Radian does not allow pets.

How do I pay my rent?

The Radian offers several different payment options for you to choose from. Your resident portal will allow you to set up online one-time or auto payments via checking account (ACH), credit card, or debit card. You may also pay rent in office via check, cashier’s check, or money order.

Is renters insurance required?

Renters Insurance is not required at The Radian but is highly recommended. Renters insurance is very inexpensive and covers your personal belongings in the event of a fire, theft, or natural disaster. The Radian is not liable under these circumstances.

What if I need maintenance in my bedroom or apartment?

Once you move in, you can submit a service request online through our resident portal, or simply call the leasing office. If the issue is an emergency, The Radian will provide an after-hours maintenance emergency phone number.

What type of events will be held at The Radian and who plans them?

We host monthly resident events. Our events are community-wide events and include resident hot breakfasts, end of the school year parties, contests, and group outings. Many of our events focus on utilizing the awesome restaurant spaces located in the ground floor and second floor of our building. We cover the costs and even allow guests so all you have to do is show up. These events are always fun and very social, making them a great way to meet friends at The Radian!
