Through July 2023, The Radian is a privately owned and professionally managed community. Click here for more information about the current management. Beginning in August 2023, The Radian will be part of the University of Pennsylvania on-campus housing system, managed by the University. Students wishing to live at The Radian for 2023-24 and later should apply through Penn’s housing department.

You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

Instead of requiring all roommates to sign a joint lease, each person at The Radian has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom.

During the 2022-23 term, each resident at The Radian pays a rental installment each month with a flat $70 utility/amenity fee that includes:

The spacious accommodations at The Radian range from one to four bedroom apartments with available private bathrooms. There’s even a two-story four-bedroom townhouse floorplan available.

Yes, all apartments at The Radian have a furniture package that includes a full-size bed, nightstand, dresser, desk and chair in each bedroom, a sofa, coffee table, end table and entertainment stand in each living room. Plus, all residences also include a dining table and chairs or a breakfast bar and barstools. To see a sample of the furniture and other finishes, please visit our model residences.

During the 2022-23 term, each resident must pay an administrative fee within 7 days after signing the Housing Agreement. This fee is reduced significantly if the resident provides a qualifying guarantor (often a parent) for their financial obligations under Housing Agreement. Please inquire with the University of Pennsylvania about financial requirements for Fall 2023 and beyond.

During the 2022-23 term, residents can pay online 24 hours per day, by credit card or ACH electronic checking. The Radian also offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Your living costs at The Radian can be covered by financial aid. During the 2022-23 term, any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at The Radian. Normal payment deadlines will continue to apply. Please inquire with the University of Pennsylvania about using financial aid for The Radian for Fall 2023 and beyond.

Nearly all the residents at The Radian are students at Penn. The per-person contracts are also designed with students in mind. Nonetheless, The Radian is an Equal Opportunity housing provider and currently welcomes applications from non-students. Family members are welcome as well, subject to occupancy limits. Because of the need to match student roommates, non-students must apply together with enough roommates to fill the desired residence. Beginning in Fall 2023, The Radian will be available through the University of Pennsylvania with the same restrictions that apply in other on-campus student housing.

The Radian has a monitored fire sprinkler system, plus secure entry, an evening lobby attendant, keyfob-controlled elevator access and individually locking bedroom doors. Community courtesy patrols are provided at select times. Penn Police and Public Safety headquarters are less than a block away.

The Radian is a no-pets community. The community is smoke-free in all indoor and adjacent areas. Guests are welcome at all times, subject to the consent of roommates and security considerations. Overnight guests are welcome, with limits on the number of days and guests. Beginning in Fall 2023, University of Pennsylvania on-campus housing policies will apply.

Parking is available in UPenn’s 8-story deck across the street, offered by the University at a discounted rate to students.

The Radian is a short walk to campus – one block from The Wharton School and six blocks from Drexel. There’s also a secure bicycle storage room on-site. Plus, SEPTA buses and the Penn Shuttle and nighttime PennBus all stop just a half-block away, and a blue line subway stop is just three blocks away.
