No. The Radian is a privately owned and professionally managed community, directly available to all students starting Fall 2026. Click here for more information about the management and ownership.

You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

Instead of requiring all roommates to sign a joint lease, each person at The Radian has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom.

The spacious accommodations at The Radian range from one to four bedroom apartments with available private bathrooms. There’s even a two-story four-bedroom townhouse floorplan available.

Yes, all apartments at The Radian have a furniture package that includes a full-size bed, nightstand, dresser, desk and chair in each bedroom, a sofa, coffee table, end table and entertainment stand in each living room. Additionally, all residences also include a dining table and chairs or a breakfast bar and barstools. To see a sample of the furniture and other finishes, please visit our model residences.

The standard term is August 14, 2026 to July 23, 2027, with payments made in 12 equal installments. Other alternate dates may be available; please inquire with our staff.

Each resident must pay an administrative fee for each contract year. This fee is reduced significantly if the resident provides a qualifying guarantor (often a parent) for their financial obligations under Housing Agreement.

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. The Radian also offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Your living costs at The Radian can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at The Radian. Normal payment deadlines will continue to apply.

Nearly all the residents at The Radian are students at Penn, with some from Drexel. The per-person contracts are also designed with students in mind. The Radian is an Equal Opportunity housing provider and welcomes applications from non-students and residents with children, at no extra cost other than regular charges for each bedroom space selected by the resident. In order to match roommates in shared apartments with college students, roommate consent is required for any occupant who is not a college student.

The Radian has a monitored fire sprinkler system, plus secure entry, an evening lobby attendant, keyfob-controlled elevator access and individually locking bedroom doors. Community courtesy patrols are provided at select times. UPenn Police and Public Safety headquarters are less than a block away.

The Radian is a no-pets community. The community is smoke-free in all indoor and adjacent areas. Guests are welcome at all times, subject to the consent of roommates and security considerations. Overnight guests are welcome, with limits on the number of days and guests.

Parking is available in UPenn’s 8-story deck across the street, offered by the University at a discounted rate to students.

The Radian is a short walk to campus – one block from The Wharton School and six blocks from Drexel. There’s also a secure bicycle storage room on-site. Plus, SEPTA buses and the Penn Shuttle and nighttime PennBus all stop are all just a half-block away, with a blue line subway stop just three blocks away.
