What is The Radian?

It’s a high-quality Philadelphia apartment community designed especially with University of Pennsylvania and Drexel University students in mind. The Radian features a variety of spacious, furnished apartments plus a full set of community features such as a two-story clubroom, 24-hour fitness center and stunning views. All right on the Penn campus, and minutes from Drexel.

Is The Radian part of the University of Pennsylvania?

Can I live with friends, or can you match me with roommates?

You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

What are per-person contracts?

Instead of requiring all roommates to sign a joint lease, each person at The Radian has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom.

What is included in the rate?

Each resident at The Radian pays a rental installment each month with a flat $70 utility/amenity fee that includes:

  • Furnishings
  • Electricity, heating/cooling, water/sewer and trash disposal
  • High-speed Internet
  • Washer and dryer in each apartment
  • Community features – fitness center, lounge spaces, etc.

What size are the apartments?

The spacious accommodations at The Radian range from one to four bedroom apartments with available private bathrooms. There’s even a two-story four-bedroom townhouse floorplan available.

Are the apartments furnished?

Yes, all apartments at The Radian have a furniture package that includes a full-size bed, nightstand, dresser, desk and chair in each bedroom, a sofa, coffee table, end table and entertainment stand in each living room. Plus, all residences also include a dining table and chairs or a breakfast bar and barstools. To see a sample of the furniture and other finishes, please visit our model residences.

When do the contracts start and end?

The standard term is August 17, 2023 to July 26, 2024, with payments made in 12 equal installments. Limited alternate dates are available; please inquire with our staff. Click here for a sample agreement.

Is a co-signer or financial guaranty required?

Each resident must pay an administrative fee within 7 days after signing the Housing Agreement. This fee is reduced significantly if the resident provides a qualifying guarantor (often a parent) for their financial obligations under Housing Agreement.

Can I pay by credit card?

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. The Radian also offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Will my financial aid cover charges at The Radian?

Your living costs at The Radian can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at The Radian. Normal payment deadlines will continue to apply.

Is The Radian open to non-students?

Nearly all the residents at The Radian are students at Penn or Drexel. The per-person contracts are also designed with students in mind. Nonetheless, The Radian is an Equal Opportunity housing provider and welcomes applications from non-students. Family members are welcome as well, subject to occupancy limits. Because of the need to match student roommates, non-students must apply together with enough roommates to fill the desired residence.

What kind of safety and security are provided?

The Radian has a monitored fire sprinkler system, plus secure entry, an evening lobby attendant, keyfob-controlled elevator access and individually locking bedroom doors. Community courtesy patrols are provided at select times. Penn Police and Public Safety headquarters are less than a block away.

What are the policies on pets, smoking and guests?

The Radian is a no-pets community. The community is smoke-free in all indoor and adjacent areas. Guests are welcome at all times, subject to the consent of roommates and security considerations. Overnight guests are welcome, with limits on the number of days and guests.

Can I park my vehicle at The Radian?

Parking is available in UPenn’s 8-story deck across the street, offered by the University at a discounted rate to students.

What other transportation options will I have?

The Radian is a short walk to campus – one block from The Wharton School and six blocks from Drexel. There’s also a secure bicycle storage room on-site. Plus, SEPTA buses and the Penn Shuttle and nighttime PennBus all stop just a half-block away, and a blue line subway stop is just three blocks away.
