COVID-19 UPDATE

What should I expect on move-in day?

  • The CDC recommends face coverings indoors in certain counties with high community levels of COVID. This information is updated weekly at https://www.cdc.gov/coronavirus/2019-ncov/your-health/covid-by-county.html.  If our location is within a county with a high community level on the day of move-in, we will recommend that residents and visitors wear a mask while in indoor community spaces.
  • Let us know if you are not feeling well and need to delay your move-in. Your health and safety, and that of all our residents, are our top priorities

MOVE-IN AND FIRST PAYMENT

You’ve probably already marked it in your calendar, but if you haven’t, grab a pen and jot this down. Move-in begins at 9:00am on August 18, 2022. When you arrive at The Radian for move-in, please follow the signs to check-in and pick up the keys to your new home.

If you want to avoid late charges (and who doesn’t?), you’ll want to make sure that your first installment is paid by August 1, 2022. Late charges will apply unless we have received the first installment payment within the three-day grace period (by August 4, 2022). Checks or money orders should be made payable to The Radian and can be mailed or brought directly to our office.

You can also pay online through the resident portal using a debit card, credit card or electronic checking transfer, or by automatic recurring charge to your debit card, credit card or bank account. There are no fees when paying from your bank account or by check.

GUARANTOR FORM

Nothing ruins move-in faster than missing paperwork (trust us). If you haven’t done so already, please submit your guarantor form. We’ll need to approve this before you’re able to move-in. No guarantor? Sign up with Leap by selecting this option on your application or by calling our office today.

UTILITIES

Good news is that electricity, water and Internet are already set up for you. The flat fee to cover your utilities is already billed with each installment, so no need to stress, the lights will be on.

RENTER’S LIABILITY INSURANCE

It’s probably not something you normally think about, but you are required to have at least $100,000 of liability protection by the time you move in, and throughout your stay with us. This doesn’t cost much, and is designed to protect you if you accidentally cause a fire or flood. As unlikely as that sounds, if something happens, you’ll be very glad to have it. How easy have we made it to take care of this requirement? You don’t have to do anything at all; we’ll automatically charge your account $12 per installment, waive the requirement to provide separate insurance, and buy our own insurance to cover the same risks. If you have your own liability insurance and don’t want to be charged for this, please upload your insurance certificate and we’ll let you know right away if it meets the requirements. EXPRESS CHECK-IN

To show you how glad we are that you’re here, we have a special just-for-you perk: express check-in AKA the key to beating long lines on move-in day.

To get on the fast track for check-in, click here for the resident portal link and register online. From here, you’ll want to make sure you can answer yes to each of the questions below:

  • Did you make your first installment payment?
  • Did you enter your vehicle information (if applicable)?
  • Did you sign any pending documents?

If you answered yes to all of the above, you’re one step closer to your new views. Besides that, all you need to bring with you is a valid photo ID (and an appetite—we’ll have snacks waiting for you). Please click here to sign up for a move-in time on your desired move-in date. In order to have an expedited check-in, we have arranged for dedicated parking areas for unloading. For your convenience, we have reserved a designated unloading zone between 39th Street and 40th Street on Walnut Street for August 18, August 19, August 20, and August 21, 2022 move-ins. There is no unloading on Sansom Street. Please utilize this drop zone for a maximum of 30 minutes. After unloading, please move vehicles to available public parking spot or private parking lot. Please plan accordingly and bring any helpful moving equipment such as dollies, etc.

PACKING LIST

What you take with you matters. And to help you get a jumpstart on moving, we’ve put together a master packing list for you. Quite simply, you’ll find everything you need. And nothing you don’t.

Bedroom

  • Lamps (there is no fixed lighting)

  • Bedding beds are full size
